 This beautiful villa has an absolutely fantastic location on the very famous St Jean Cap Ferrat. If you know St Jean Cap Ferrat then you will know the very prestigious ‘ Grand hotel du Cap Ferrat’, well this villa is but a stones throw away, so it would be ideal  for those of you that would like to have the privacy of your own villa whilst very easily being able to use the facilities of this wonderful five star hotel.

 The villa itself is very quaint and has an almost Provencal appearance, it has been beautifully restored by a renowned French architect who has cleverly incorporated some of the villas original features in to the design. The interior is contemporary, clean and bright which is a great contrast to the older more Provencal feel depicted by the exterior.

As you walk in to the villa from the main door you immediately find yourself in a splendid open plan hallway, dining area and reception room which gives a great sense of space and light. The kitchen is very practically, located next to the dining area and comes fully equipped with everything that you could need.

 Both the reception room and kitchen open out on to the garden, terrace and pool area.Leading off from the reception room is another smaller room that can either be used as an intimate dining area or a fourth bedroom which has an en-suite bathroom . To access the second floor of the house you pass via a wonderful spiral staircase that open out on to a gallery, which again gives the impression of great volume and would be a perfect place for your paintings. On this floor you will find two guest bedrooms and a very spacious master bedroom all of which have en-suite bathrooms.

Now here come the interesting part…. there is actually a lower ground floor which at the moment can be used as a storage room, however, it would be possible to convert this in to further living space as you can open it out on to the pool area. So if you would like to have a home cinema, gym or even an extra bedroom then this would be the place to do it.

Not only is the villa really beautiful but there is also a really fabulous garden which measures approximately 1500sqm. The garden has been lovingly landscaped and is extremely well kept, here you will find a multitude of Mediterranean plants and trees, including some very tastey orange tress which I can vouch for :)

The great advantage of the garden is that the land is flat, so it is perfect for children or if you like entertaining al-fresco then it is fantastic.


Last but not least, there is also a really wonderful swimming pool, located just in front of the villa which is South facing and so perfect for sun worshiping.

All in all this is a great villa and would be perfect for those of you that would like a low maintenance villa on St Jean that has a number one location.
