Cannes is a really fabulous city for many reasons and top of many people's list is the weather! The French Riviera boasts 300 days sunshine per year meaning you can use your luxury Cannes villa throughout the year, not just in the summer months!!!! The winters tend to be very mild and the sunbathing season stretches out from the beginning of March until the end of October making it a favourite of the jet-set throughout the year.

The Best Areas to Buy your Cannes villa:

Cannes La Californie

This area along with Super Cannes is undoubtedly the most exclusive area in the whole of Cannes. There is a genteel mix of beautiful Belle Époque villas, contemporary condos and ostentatious Châteaux. Nearly all of these properties enjoy sweeping views from East to West, from Antibes to as far away as the Esterel Mountains with truly spectacular sea views. This is unqestionably the most exclusive area in Cannes so if you are looking to buy a prestigious villa then this is the area to look in. La Californie is between 3 & 4 Km from the city centre.The avearge prce for a 5 bedroom villa with a sea view would vary between 7 and 15 million euros. There are a number of luxury apartment residences too with prices starting around 12 000€ per m².

Cannes Super Cannes

A very famous area in Cannes - it is renowned for the rich and famous who have chosen to make it their bolt-hole. Here you will find only luxury villas and apartment blocks most of which enjoy private parks and swimming pools with views to die for, overlooking the whole of Cannes, the mountains and the beautiful Mediterranean Sea. Super Cannes is about 4 – 6 km outside the city centre. Prices in this area tend to vary from 8000€ to 16 000€ and upwards per m² depending on the location and condition of the property.

La Croisette

The name is synonymous with sheer glamour!! It is 'the' address to have in Cannes and is also the most expensive street in the city centre. No doubt the most famous place in Cannes, the Boulevard de la Croisette is the elegant promenade which runs directly alongside the beach front in Cannes city centre. It is a beautiful boulevard lined with palm trees; top-notch hotels such as the famous Carlton Hotel and highly prestigious apartment blocks enjoy uninterrupted sea views. La Croisette hosts an abundance of luxury boutiques such as Chanel, Gucci & Christian Dior. A fantastic address to have with price tags to match of course ! Prices in this area will vary from 8000€ to 18 000€ per m² depending on the location and condition of the property. For top floor penthouses you can expect to pay even more

Cannes Palm Beach

Palm beach at the Eastern end of the Croisette is the top location for those of you wishing to be close to the action but requiring peace and quiet. Everything is within walking distance, the beach & beach club restaurants, the famous Croisette, the Casinos, designer shops, top night clubs a beautiful harbour full of some of the world’s most exclusive yachts. It is a great place to wind down after a hectic day, drinking a glass of rosé on your terrace. Palm Beach is a 15 minute walk from the Palais des Festivals and the town centre - and there are free city buses that will transport you every 5-10 minutes. It has a reputation as being one of the best residential areas in the centre of Cannes. Prices in this area will vary from 7000€ to 15 000€ per m² depending on the location and condition of the property.

The Lifestyle

Cannes has a lovely sandy beach stretching from one end of the city to the other bordered by its famous promenade "La Croisette". All along the beach is an abundance of chic restaurants, cafés and beach clubs where you can relax and enjoy some of the best and healthiest food that French cuisine has to offer. It is here that you can really savour the holiday atmosphere whilst enjoying a wonderfully crisp glass of Rosé wine and watching the world pass by.

If you choose to purchase a property here you will not be disappointed with Cannes in the winter months either - it's a busy, happening town throughout the year and your favourite boutiques and restaurants will still be open outside the summer months, unlike in some of the smaller villages. This means that you can enjoy Cannes' Dolce Vita throughout the year and make the most of your Cannes property from January through to December.

For the ladies the best is yet to come…Shopping in Cannes!!!! In terms of ambiance and style, Cannes is one of the most pleasurable shopping experiences in the world. Along the ‘Crosiette’ you will find all of your favourite designer shops, Armani, Channel, Gucci Christian Dior to name but a few and if designer shops are not top of your list then Cannes offers a wonderful array of unusual boutiques, jewellery and clothes shops on the small side streets off the Crosiette and in the Old quarter of Le Suquet.

Architecture

The city is also rich in aesthetic value with many of the properties in Cannes dating back to the Belle Époque period; the best example of this is the gorgeous Carlton Hotel which is well worth a visit.

A walk around Cannes old town or ‘Le Suquet’, (whose foundations date back to as early as the 14th Century) will transport you to an era that has been long forgotten. It is a maze of old stone houses and narrow streets that offers a taste of traditional France and for those of you that enjoy the local produce there is a wonderful weekly food market that is not to be missed.


The Sea

For the seafarers amongst you Cannes boasts two ports where you will find every type of boat ranging from small traditional fishing boats to enormous and very cool super yachts belonging to the world's billionaires. For those of you thinking of buying a yacht to go with your pad on the Riviera then Cannes is host to an international boat show in October where you are sure to find a way to spend the odd few million euros!

For adrenaline junkies, Cannes offers a fantastic variety of water sports from jet skiing to the more serene parasailing and in the winter months it is possible to go to the local ski resorts - no more than one and a half hours away - for some Alpine fun and still be back on the Riviera for dinner. Most of the local ski resorts are easily accessible by car or indeed by coaches which leave from the city centre. If you are a golf enthusiast there are also three golf courses within a thirty minute drive of the city centre.

Glamorous Events

The most famous event in Cannes is of course the Cannes Film Festival held every year in May at the Palais des Festivals when the rich and famous, the beautiful and the wanabees descend upon the town in droves to see and be seen. It is a truly amazing time to be in Cannes, there is an incredible buzz and it is perhaps the only place on earth where you can literally rub shoulders with the stars.


Cannes really does have something to offer everyone, it really is the perfect place for a holiday home, a permanent move and of course for investment.

Where is Cannes?

Cannes is the privileged, glamorous, Mediterranean town located in the celebrated South-Eastern corner of France - also known as the Côte d’Azur. It is in the “department” of the Alpes Maritimes, also known as the “06” region.

Going East, you will reach Nice in approximately 30 minutes by car (passing Juan les Pins, Antibes, Cagnes sur Mer and Villeneuve Loubet on the way).


Cannes is very accessible and within a two hour flight of most European capitals such as Berlin, London, Madrid and Moscow. It is a very picturesque town with a lovely stretch of beach that is protected by the natural amphitheatre made up of the foothills of the Alps.

There is a very small airport in Cannes which is available for private jet users

There is of course the large international airport in Nice which is a 30-40 minutes drive away from Cannes city centre.
